TRACT I – 56 +/- ACRES
LOCATION: From the North edge of Fairbury, NE, 3 miles North on Hwy 15 to 717 Rd, then 1 ¾ miles West on 717 Rd.
LEGAL DESCRIPTION: A tract of land to be surveyed, in Section Twenty-One (21), Township Three North, (T3N), Range Two East (R2E) of the 6th P.M., Jefferson County, Nebraska containing an estimated 56 acres (property shall be surveyed prior to the auction).
GENERAL DESCRIPTION: This tract has a well located in the Northwest corner of the tract. There is also a pond near the southern part of the tract. The pasture is completely fenced, has timber scattered throughout which provides a good wildlife habitat.
TRACT II – 60 +/- ACRES
LOCATION: From the North edge of Fairbury, NE, 3 miles North on Hwy 15 to 717 Rd, then 2 miles West on 717 Rd To 566 Avenue, then 1 mile North to 718 Rd to the Southeast corner of the tract.
LEGAL DESCRIPTION: A tract of land to be surveyed, in Section Eight (8), Township Three North, (T3N), Range Two East (R2E) of the 6th P.M., Jefferson County, Nebraska containing an estimated 60 acres (property shall be surveyed prior to the auction).
GENERAL DESCRIPTION: This tract has rural water with a meter on the Eastern side of the tract. The pasture is completely fenced, has timber scattered throughout which provides a good wildlife habitat.
TERMS FOR BOTH TRACTS
MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.
INSPECTION: The ground is open for inspection.
POSSESSION: Full possession will be granted at closing.
TAXES: Seller shall be responsible for the 2023 and all prior years’ taxes. The 2024 taxes were not available at the time of printing. Buyer will be responsible for all subsequent years’ taxes.
MANNER OF SALE: Each tract shall be surveyed prior to the auction at the Seller’s expense. The property will be sold by dollars per acre multiplied by the amount of surveyed acres. Each tract will be offered individually and will not be combined.
TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The balance shall be paid on closing which will be on or about December 30th, 2023 in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Seller. Any lender’s policy or required endorsements shall be the expense of the Buyer. Nebraska Title Company shall be the title insurance company and will conduct the escrow closing. The farm is not being sold contingent on loan approval. Make all financial arrangements prior to the auction. The property is sold in “AS IS” condition with no warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.
