73 +/- ACRE JEFFERSON COUNTY LAND AUCTION

To be held at the Plymouth Community Building, Plymouth, NE.

 

LOCATION: From Plymouth, Nebraska, 5 miles West on Hwy 4 and ¼ mile North to the Southeast corner of the farm.

 

LEGAL DESCRIPTION: The North Half (N1/2) of the Southeast Quarter (SE ¼) Except a Fraction, in Section Sixteen (16), Township Four North, (T4N), Range Three East (R3E) of the 6th P.M., Jefferson County, Nebraska.

 

GENERAL DESCRIPTION: Per the assessor, the farm contains 73.01 acres.  This is a very nice, level to gently rolling irrigated farm with nearly all Crete Soil.

 

FSA DESCRIPTION: FSA data shows that there is a total of 70.03 acres of NHEL cropland.  The balance is waterways and roads.  DCP Crop Data is as follows:

IRRIGATION INFORMATION:  The irrigation well that was drilled in 1968 is 8 inches in diameter and is 160 feet deep.  The pump was replaced in 2003 and had an estimated pumping rate of 800 gallons per minute at that time. The Reinke electric pivot will convey with the property.

 

MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.

 

INSPECTION: The ground is open for inspection with respect for the tenant’s crop. 

 

POSSESSION: Full possession will be granted March 1, 2024.

 

TAXES: Seller shall be responsible for the 2023 and all prior years’ taxes.  The 2022 taxes were $4,744.54.  Buyer will be responsible for all subsequent years’ taxes.

 

MANNER OF SALE: The property will be sold by dollars per acre times 73.01.

 

TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement.  The balance shall be paid on closing which will be on or about January 3rd, 2024 in the form of certified funds.  Title insurance and escrow closing fees shall be shared equally between Buyer & Seller.  Any lender’s policy or required endorsements shall be the expense of the Buyer.  Nebraska Title Company shall be the title insurance company and will conduct the escrow closing.  The farm is not being sold contingent on loan approval.  Make all financial arrangements prior to the auction.  The property is sold in “AS IS” condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.  Schultis & Son, Inc. are agents of and represent the Seller in this transaction.  Any announcements made the day of the auction take precedence over printed or oral information provided.  Sale is subject to confirmation by the Seller.
