FARM LOCATION: From the intersection of Highway 103 & PWF Road (Diller Cemetery), go 3 miles north to 714 Road and ¼ mile west to the NE corner of the farm.

GENERAL DESCRIPTION: This is a nice, nearly level to rolling farm with irrigation potential.  64% Crete Soils and 33% Mayberry Soils.  Per the Assessor, the tract contains 74.62 acres.  The farm is currently irrigated by the neighbor’s center pivot with an agreement that terminates upon sale.  The farm is currently in soybeans.

 REAL ESTATE TAXES:  The 2020 real estate tax for this tract is $3,280.96 with exemption. 

 

TERMS & CONDITIONS

 

MINERAL & WATER RIGHTS: Any mineral, water, or wind rights owned by the Sellers will transfer to the Buyer.

 

INSPECTION: The ground is open for inspection with respect for the tenant’s crop. 

 

POSSESSION: Full possession will be granted at closing.

 

TAXES: Seller shall be responsible for the 2021 taxes.  All prior years’ taxes have been paid by the Sellers.  The Buyer will be responsible for all subsequent years’ taxes.

 

MANNER OF SALE: The property will be sold by dollars per acre times 74.5 acres. 

 

TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement.  The balance shall be paid on closing which will be on or about December 13, 2021 in the form of certified funds.  Title insurance and escrow closing fees shall be shared equally between Buyer & Sellers.  Any lender’s policy or required endorsements shall be the expense of the Buyer.  Abstract &Title, Inc. shall be the title insurance company and will conduct the escrow closing.  The farm is not being sold subject to loan approval or with any contingencies.  Make all financial arrangements prior to the auction.  The property is sold in “AS IS” condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.  Schultis & Son, Inc. are agents of and represent the Seller in this transaction.  Any announcements made the day of the auction take precedence over printed or oral information provided.  The sale is subject to confirmation by the Sellers.
